I would like to start my review by stating that I would wholeheartedly and highly recommend Brian Parker, and the Cabell Childress Group- Long & Foster. My experience is perhaps somewhat unique in that I am the Executor of my father’s Estate. While dealing with the grief of losing my father, and stepmother a year and a half before that, the selling process was difficult for me personally. Once Brian and I began to work together, he helped to guide me through the process. It started in little ways at first, getting the house in order for photographs, and cleaning up the lawn, then quickly became so much more. We then took a larger step together when Brian and Cabell worked with me on setting an asking price for the house, I, of course, wanted to go higher, however, they explained their strategy and in the end, I was so pleasantly surprised that it worked out the way they said it would. In the end, I simply had to trust in his experience and rely on his expertise. HERE IS THE PART YOU NEED TO READ: We ran into several legal challenges due to the fact that my father had written his Will on his own, rather than going through an attorney. While the positive outcome of resolving these legal matters was a forgone conclusion, it ended up taking an additional month to close. My thoughts were the buyers would run at the sight of these legal problems. We decided to offer to rent the property to the new buyers, under what Brian classified as an “Early Occupancy Agreement” which Brian drafted himself. I was amazed at the document that he put together. It protected the Estate, and included limited, but fair concessions for the buyers. It truly was a win-win situation. From my personal perspective, I was extremely anxious about this entire experience, however, Brian maintained a calm and professional demeanor which was to everyone’s benefit. I don’t know of any other agent that would have gone to the lengths Brian did. At one point, I worried that the situation might become too much even for him. If I tried to recount all of the ways Brian managed the sale of my father’s house, there would be pages.
